Thai
Government has the rule that in every Condo/Apartment, max 49% of
the units can be sold to foreigners as 'free to hold'.
All our
condo's are within this 49% part as so, when you buy one from us you
are automatically entitled to own it fully !
To buy
a condominium as a foreigner you have to think on some important
things about the transfers of 1 - the money to buy a condo have to happen before you go to the land office. And also
how to check the paperwork.
If you
are in Thailand yourself and are buying the condominium in your own
name, then you need your passport as well as the Foreign Exchange
Transaction Form FETF. This Form can be obtained at the bank (200
Baht) and is the showing proof
that you have brought foreign currency into the country to purchase
the condominium.
You
should take note of the following to obtaining a FETF:
1. Money wires = money transfers must be
sent in exactly the same name as that on the purchase contract, i.e.
if JOHN DOE is the purchaser then the name JOHN DOE must appear on
the wires/transfers. J. Doe or Doe Enterprises are unacceptable.
2. Transfers of funds
must be made in FOREIGN CURRENCY only and NOT in Thai Baht, i.e. if
you are working in US Dollars then transfer in US Dollars. Do not transfer
in Thai Baht.
3. Amounts transferred
must be more than $20,000 (also that 20k can be splitt in smaller parts )in order to obtain a FETF form. (The
bank will NOT ISSUE you a FETF form for amounts less than
$20,000.)
4. The purpose of the
transfer MUST be stated on the transfer advice. This should be
"FOR THE PURCHASE OF A CONDOMINIUM 5. So after that the money is transferred to Thailand and a FETF form filled in and picked up you can go to the Land Office with the purchase contract and the FETF form, your passport and the seller has the title deed what the Land office will change on your name and you will give normally a cashier check to the seller as a payment for the condominium.
